What about "Short Sales?"

Hoping to find a good deal, people are considering buying homes that are in “short sale”.   A short sale is a method of selling a home that allows the owner to avoid going through a foreclosure, or to get out of a home that is worth less than the amount owed on it.  The lender agrees to accept less than the current amount owed on the mortgage.  (Thus, the term “short sale.”)  That is where the “shortness” of these transactions ends.  One often must wait months to get a response from the financial institution accepting or denying the offer.  If you have lots of time, this might be a good option for you.  If you don’t have an interim place to live or are on a deadline, short sales can be very frustrating.

The condition of these homes is often not the best.  If the owner has been in a financial bind due to medical issues, job layoff, etc, they probably have not been able to keep up with the maintenance.

If you have some flexibility and patience, one can definitely find a good deal.  As always, make sure you get a home inspection once you’ve gotten an accepted contract.
